Ideally situated on the edge of the Kent and Sussex border, with easy access to several local farm shops and good pubs makes this a great place for exploring 1066 country. An ideal location for keen gardeners with Pashley Manor Gardens, King John’s Nursery and Great Dixter House & Gardens all within a short drive of the cottage. Keen walkers can take advantage of numerous footpaths that lead straight from the front door and criss cross the beautiful High Weald AONB passing through local vineyards and surrounding farmland. There are many National Trust and English Heritage properties to explore locally including Batemans, Scotney Castle and Battle Abbey and those wishing to venture slightly further afield, a trip to Bewl Water or Bedgebury makes for a great day out, or alternatively take a trip to the coastal towns of Bexhill, Hastings and Rye.

The bedroom offers views across the surrounding countryside and has a sumptuous king-size chunky nickel metal bed and an en-suite wet room with a large walk-in shower and WC.

Bi-fold doors from the lounge area lead out to the garden where there is a patio table and chairs, the perfect spot for unwinding after a long day exploring and enjoying al fresco dining within the pretty surroundings. There is private parking for one car. Regret no children.

Our cottage was spotlessly clean with all the amenities one could imagine, a home from home in all respects. Beautifully appointed annex to the main house. The arrangements for checking in and out were very clear. The owners were very helpful during my stay, suggesting places that would be good for me to visit, and volunteering help on a couple of extra things they lent me to make my stay more comfortable. The cottage is very close to the A21 which made iRead moret great for going places. You could hear the road at the front it isnt an issue at all, and in the bedroom it was 100% quiet. Exceptional cottage, great location and friendly hosts who provided a lovely welcome pack. Very comfortable bed and the cottage had everything we needed. It was clean with a very modern kitchen. Lovely cosy property which is well equipped . Wendy and Graham made me feel so welcome and added a lovely food pack of eggs , bread , cereal , milk and home made jam . This was perfect as I was working in the area so limited time to shop . They even came in to clean and refill the log burner each day .

We had a lovely break in this very clean and classy cottage. We loved the bright lounge with the bifold doors that led out onto a little patio area where we could enjoy the sun. The decor is lovely throughout and the cottage has a warm and inviting feel to it. The owners were very welcoming and we really appreciated the basket of goodies given to uRead mores when we arrived. The fresh eggs, in particular were a delight! Lots of National Trust places to visit and we particularly enjoyed Hastings as well. Hide

Very clean and comfortable with everything you need. Lovely owners who were available if needed, but respected your privacy. Very sunny afternoon and evening aspect, ideal for a drink after visiting the many sights within half an hour of the property.

We had a very, very comfortable stay at Pooks, everything we needed was there. All high quality furnishings and little extras like fresh farm eggs, milk, bread were very much appreciated. We highly recommend.

Highly recommended if you want a holiday in Kent/Sussex this is the place to stay. Possibly the best cottage we have ever stayed in.
